Explain my lease agreement before I sign it
A commercial lease is long because it has to cover years of things that might happen. The rent is on one page, how it is reviewed is on another, the service charge is a schedule, and the break clause is one sentence with a date in it. LabAIHQ is built to take the lease you upload, ask what you are worried about, and plan a narrated video of exactly the clauses that answer you, in plain words.
This is an early build. The upload records the filename only, nothing reads the lease yet, and no video is produced yet. The example below is the one the homepage uses, and it is an example: its clause numbers belong to it and will not match your lease.
A lease video walkthrough is a narrated video, planned from the lease you upload and what you say worries you, that explains the clauses that answer you - rent, review, service charge, term, break - in plain words and names each clause as it goes.
A worked example: a 41-page commercial lease
This is the example on the homepage. It is not a real lease and it is not yours. The request in the example is one line: I have a 41-page lease to sign tomorrow and I do not know what I am agreeing to. The one worry is money: what in here can cost me more than the rent. The level is no legal background, and the walkthrough is planned at eighteen minutes.
One chapter of that example is the service charge. In the example, the finding reads: clause 14.3, no cap. Your share rises every year and nothing in the clause stops it. Behind the words is page 27 of 41 with the clause lit, so the plain words can be checked against the page they came from. The chapters of the example, in the order the money question needs them, are these.

What a lease walkthrough looks for
A lease decides the money in more places than the rent line. Which of these the walkthrough goes to depends on what you say you are worried about, and each chapter names the clause it was read from.
- The rent, and the clause that says how and when it is reviewed
- The service charge: what it covers, how your share is worked out, and whether there is a cap
- The term, the break clause, the date it can be used and the notice it takes
- Repair: what you are asked to keep in order, and what you hand back at the end and in what condition
- Whether you can assign or sublet, and what permission that takes
- What happens at the end of the term, and whether anything renews on its own
Before you sign, not after
The walkthrough is for the evening before, when the lease is on the table and the meeting is in the morning. It does not say whether to sign, and it does not judge the lease. It shows you what your lease says at the clauses your question points to, in plain words, with the page it came from.

What is a break clause?
A break clause is the clause that lets one side, or both, end the lease before the term runs out, on a set date and with a set notice. A walkthrough planned around how do I get out of this would go to the term, the break clause and the notice it takes, and name the clause it read them from. Whether your lease has one, and on what terms, is a fact of your document and not something anyone can say in advance.
What does an uncapped service charge mean?
The service charge is your share of the cost of running the building. A cap is a ceiling on what you can be asked to pay toward it in a year. Uncapped means the clause has no such ceiling. In the homepage example, clause 14.3 has no cap. Whether yours does is in your lease, and a walkthrough would go to that clause and its schedule and say in plain words what it found there.
